About Troon

Troon Village is a 1,400-acre golf community around Troon Mountain, with about 1,300 home sites, its association says. Troon Country Club opened in 1986. Troon North, in ZIP 85262, lies to the north on the Dynamite Boulevard side.

Hillside runoff: where rain goes around Troon Mountain

The city names Troon Mountain as a hillside landform with steep slopes, shallow soils and rock outcrops. Rain on ground like that has little room to soak in.

Troon Village sits at about 2,400 to 2,800 feet, its association says.

The city's guide to hillside lands describes slopes from 15 percent to over 50 percent. It says hillside watercourses run in rock-strewn routes straight down the steep slopes.

Water that cannot sink in runs downhill toward roofs, garage doors and yard walls. After a hard rain, walk the edges of your lot. Look for water pooling against stucco or pushing under a door. Storm water that gets inside is covered under flood and storm damage.

Flood notices, FEMA zones and a drainage project near Troon

City notices list Pima Road, north of Pinnacle Peak Road, among frequently flooding streets. A channel project on that road, about 2 miles west of Troon Village, is still in design.

  • City flood notices

City notices dated September 26, 2025 and July 16, 2026 name Pima Road north of Pinnacle Peak Road. The July notice says flash flooding is a risk, particularly in northern Scottsdale, and storms can bring up to 2 to 3 inches of rain per hour.

  • Pima Road Drainage Channel

The Flood Control District describes an open channel that would collect storm water from the east and northeast. The city runs the design. The District's page, updated May 15, 2026, still lists the project as in design.

  • FEMA zones vary by lot

FEMA's flood layer shows the Troon Village and Troon North centers both in Zone X. Some mapped areas around Troon Village are Zone AO, with a listed depth of 1 foot. Check the current FEMA flood map for your address and ask your insurer what it means for your policy.

Troon homes from the 1990s and 2000s: showers, sinks and plumbing parts

Census data puts the median home in the two Troon-area tracts at 1997 and 2002, so many homes are 24 to 29 years old. An older national study ties homes over 20 years old to more shower water damage.

In the tract that holds Troon Country Club, 53.4% of homes were built from 1990 to 1999. In the tract around Troon North Golf Club, 44.8% were built from 2000 to 2009. Tracts are not neighborhoods, so treat these as a guide.

IBHS, the Insurance Institute for Business & Home Safety, ran an older national study that the Connecticut Insurance Department shares. It found:

  • Homes more than 20 years old were 37% more likely to have shower water damage. Faulty shower pans were behind more than half of shower incidents.
  • 44% of sink water damage came from faulty supply lines.

Water behind a shower wall or under a cabinet can stay hidden. Wet drywall and framing are dried with fans and dehumidifiers, as covered under structural drying.

Troon second homes: a leak while you are away

In the Census tract with Troon North Golf Club, 28.0% of housing units are for seasonal, recreational or occasional use. In the Troon Country Club tract, it is 10.4%.

  • Summer is monsoon season

The National Weather Service dates the monsoon from June 15 to September 30. Part-time owners may be away for much of it. A roof or window leak can soak a house for weeks before anyone sees it.

  • Leaks past the meter are yours

Scottsdale code makes account holders and property owners responsible for leaks on their side of the meter. Shut the main valve before a long trip.

  • Twelve sub associations

Troon Village is a master association with 12 sub associations, including Windy Walk, Troon Fairways and Quail Ridge. If you share walls or a roof, ask yours who handles shared pipes before you travel.

Water in your Troon home? What to do first

Shut off the main water valve first. Then photograph the damage, move belongings off wet floors and call for help.

Rusted steel posts, peeling paint and standing water where water damage was left to sit
  1. 01

    Shut the main valve

Turn it off to stop the flow. If the leak is on the city side of the meter, call the City of Scottsdale water line at 480-312-5650.

  2. 02

    Keep clear of power

Stay out of standing water near outlets, cords and appliances. Switch off a wet room at the breaker only from dry ground.

  3. 03

    Take photos and video

Record the water line, the walls and each damaged item before anything moves. Your insurer will ask what was wet.

  4. 04

Move things out of the water

Lift small furniture, rugs and papers off wet floors. Leave heavy items where they are.

  5. 05

    Call for help

The EPA says to dry water-damaged areas and items in 24 to 48 hours to prevent mold. See emergency water extraction.

Troon water damage questions

Is Troon in the City of Scottsdale?

Yes. The Census Bureau places both Troon Country Club and Troon North Golf Club inside Scottsdale city limits. The city's 2021 report says its water service area largely matches the city boundary, so most Troon homes should be on City of Scottsdale Water. Your water bill names your provider.

Can rain on Troon Mountain send water toward my house?

On steep, rocky ground, rain runs downhill instead of soaking in. The city says hillside watercourses run in rock-strewn routes down the slopes. After a storm, check garage doors and yard walls for pooling.

How do I check the flood zone for my Troon address?

Look up your address on FEMA's flood map. Zones are set parcel by parcel, and the mapped areas around Troon Village include Zone X, Zone AO and Zone A. Then ask your insurer how your policy treats storm water that comes in at ground level.

My Troon home has a leak near the meter. Is it mine or the city's?

Scottsdale code makes account holders and property owners responsible for all leaks and damage from the service pipes on their side of the meter. That includes the water used. If you are unsure where the leak is, shut the main valve first.
