Wet baseboard or slow leak in Gainey Ranch? What to do first

  1. 01

    Shut off the source

Close the valve under the sink, toilet or tub, or the main valve for the home. Condo owners can ask the building manager for the shutoff.

  2. 02

    Trace the wet spots

Check baseboards, the wall behind a tub and the cabinets under sinks. Peeling paint, dark spots or a puddle at the base of a wall point to a slow leak.

  3. 03

    Photograph, then lift

Photograph the damage. Lift rugs, boxes and cabinet contents off wet floors.

  4. 04

    Check the city side

For a leak on the city's side of the meter, City of Scottsdale Water Services is at 480-312-5650. Beyond the meter, fixing a leak is the owner's job, per city code.

    Start drying

Fans and dehumidifiers dry walls and floors, and moisture meters show when they are dry. See structural drying.

Mold after a leak in Gainey Ranch: moisture is the key

EPA says the key to mold control is moisture control. In the center Census tract, an estimated 278 homes (11%) are vacant for seasonal use, which is every vacant home the survey counted there.

A leak in a closed-up home can keep a baseboard wet for weeks. The margin of error on that estimate is large, 185 homes, so treat it as a guide.

EPA says to keep indoor humidity below 60%, ideally between 30 and 50%. It says an area under about 10 square feet, a patch of roughly 3 feet by 3 feet, is usually a homeowner's job. For larger areas, EPA points to its remediation guidance.

Golf course lots, reclaimed water and sprinklers near your walls

The city says the Gainey Ranch plant, dedicated in 1984, was its first to return non-potable water for golf course irrigation. The Grand Hyatt's 2024 news release says the adjacent Gainey Ranch Golf Club has 27 holes.

In 1986, the City Council approved moving the plant from the developer to the city. The city's record does not tie that water to leaks at homes. For owners the point is simpler. A lot beside a fairway has sprinklers close to the house.

Walk the line where the lawn meets your walls. Sprinkler heads that spray or pool against a wall or a slab edge are worth adjusting.
